Garrabna runs on one thing: trust. These guidelines protect the people who write and the people who read.

Write about your own experience

A review on Garrabna must come from someone who bought, received a unit, lives there, or dealt with the developer directly. That's what lets readers trust your words and base a very expensive decision on them.

  • Tell what happened to you: booking, instalments, handover, maintenance, living there.
  • If you're writing about someone close to you, say so clearly and don't write as if you were them.
  • One review per project per account. You can edit it later if something changes.
  • Don't write a review in exchange for money, a discount or a gift, and don't ask anyone to write one for you.

The “Verified owner” badge

If you upload a contract or handover receipt, we check it and delete it after verification, and “Verified owner” appears next to your name. The document itself is never shown to anyone.

Be specific and fair

The most useful reviews have dates, numbers and details. “Handover was late” is not the same as “The contract said March 2025 and we got the keys in August 2026”.

  • Mention the good and the bad. Pros and cons both help.
  • Separate fact from opinion: “The lift broke down twice” is a fact; “Maintenance is slow” is an opinion based on it.
  • If the problem gets fixed later, update your review. People need the current picture.
  • Criticise the service and the product, not people.

Photos

One real photo can say more than a paragraph. Upload up to 10 photos with each review; all of them are checked before publishing.

Allowed
  • The unit, the finishing, and the defects you wrote about
  • Entrances, parking and shared spaces
  • Site and construction progress with a clear date
  • Documents with names and numbers hidden
Not allowed
  • People's faces without their permission, especially children
  • Car or flat numbers that could identify someone
  • Ads or renders from the developer's website
  • Photos that aren't yours or are from another project

Never allowed

These are removed from any review, post or reply, however useful the rest is. The examples below show the difference.

  • Phone numbers and emails

    Acceptable
    “I called customer service on the official line and they got back to me within two days.”
    Not acceptable
    “For details call me on 010… or email me.”
  • Sale and rental ads

    Acceptable
    “I bought a resale unit in phase two, and the ownership transfer took 3 months.”
    Not acceptable
    “3-bedroom flat for sale at a bargain price, serious buyers only.”
  • Insults and discrimination

    Acceptable
    “The sales office was very rushed and nobody answered my questions.”
    Not acceptable
    Insults, swearing, or generalising about people because of their religion, origin or gender.
  • Someone else's personal data

    Acceptable
    “The sales rep promised us a handover date that didn't happen.”
    Not acceptable
    “Engineer so-and-so lives in building 12, third floor, and here's his number.”
  • Accusations without experience

    Acceptable
    “My handover was 8 months later than the contract date.”
    Not acceptable
    “I heard they take buyers' money and disappear.”

We won't just delete your words

If a review contains any of these, we send it back to you with the exact reason, so you can remove that part and send it again. The rest of your experience stays as it is.

Developers and official replies

Garrabna is independent of developers. Nobody can pay to remove a negative review or raise their ranking. What a developer can do is reply.

  • The official account is verified with company documents and shows “Official reply”.
  • One reply per review, checked the same way reviews are.
  • Employees can't review their own company or its competitors.
  • A reply can't reveal the customer's details, even if the developer knows them.

How we check reviews

Every review, post and reply is read by someone on our team before it's published. We don't edit your words; we only make sure they follow the guidelines.

  1. SubmitYou send your review and it shows as “Under review”. Only you can see it until it's published.
  2. Review within 24 hoursThe review team reads the text, looks at the photos, and checks documents if you uploaded any.
  3. Published, or rejected with a reasonYou get a notification either way. If it's rejected, the reason is written down and you can edit and resend.

Negative reviews are published exactly like positive ones, as long as they follow the guidelines. Your opinion of a project is never a reason for rejection.

Appealing a decision

If you think your review was rejected or removed by mistake, or you're a developer and think a review that breaks the rules is still up, you can appeal within 30 days of the decision. A different team member from the one who first reviewed it will look at the appeal and reply within 3 working days.

Reporting content

If you see a review, post or reply that breaks the rules, tap “Report” under it and choose a reason. The author doesn't see the report, and content isn't removed automatically. It just goes back for review.

  • Abusive

If content includes your personal data or photo, email privacy@garrabna.com and we'll take it down right away while we review it.
