3 New Capital developers publish revised 2027 handover schedules
New letters reached owners in R7 and R8 over the past two weeks. Here is what actually changed, and what you can do if you own a unit in these projects.

Over the past two weeks, Capital Orchard and two other developers working in the New Capital sent owners letters with new 2027 handover schedules. According to the letters seen by the Garrabna team, most buildings were pushed back by 6 to 9 months from the dates written in the contracts.
All three developers blamed the delay on late deliveries of some finishing materials and on rescheduled utility connections in the area. Garrabna is not a party to any of these contracts; we report what was published officially and what owners shared with us after we reviewed it.
What changed
At Orchard Towers, the handover date for building B moved from the second to the fourth quarter of 2027, and buildings A and C were pushed back about 6 months. The other developers published similar changes for their R8 projects, with a promise that interior finishing starts in March.

Reviews on Garrabna point the same way: Capital Orchard's average for "sticking to handover" has dropped over the last 3 months, and the most repeated complaint is that owners hear about delays in a phone call, not in an official letter.

- Get the new date in writing. An official letter or a signed contract addendum, not a WhatsApp message or a phone call.
- Check the delay compensation clause. Read that clause in your contract before you agree to any new date.
- Stay in touch with other owners. Ask in the community about your building, and share photos if you visit the site.
